Answers to common buying & selling questions
Buying
Start by defining what you want and how much you can spend. Getting pre-approved by a lender helps clarify your buying power and strengthens your offers. Use the website to search homes, save favorites, and schedule in-person tours. Listing alerts notify you instantly of new properties, giving you an edge in a competitive market.
Once you find a home you love, your agent will help you submit an offer and negotiate terms. After acceptance, you'll move through inspections, appraisals, and escrow with support from trusted partners. Pre-approval shows sellers you’re financially ready. Use listing alerts to act fast when new homes hit the market. Your agent will help craft offers that reflect market conditions and negotiate effectively. Being informed and responsive is key in Las Vegas’ competitive environment.
Many 55+ homeowners in Summerlin prefer single-story homes because they reduce daily challenges like stair navigation and upkeep. Communities such as Sun City Summerlin and Siena are designed with these priorities, featuring low-maintenance landscaping and amenities that support an active, independent lifestyle.
Sun City Summerlin and Siena comply with the Housing for Older Persons Act (HOPA), which mandates that 80% of units have at least one occupant aged 55 or older. This means one person in the household must meet the age requirement, but younger spouses or partners are allowed. Always verify current age policies with the HOA before purchasing.
Many clients think about downsizing for one to two years before acting. Signs it might be right include underused space, high upkeep costs, or planning ahead for retirement. Discuss your options with an agent and get a home value estimate to make an informed decision on your timeline.
Due to issues like the Del Webb Lake Las Vegas lawsuit, buyers should carefully review contracts for arbitration clauses, request documentation on soil and site preparation, and understand what the structural warranty covers and excludes. Getting these answers in writing helps protect your investment.
Selling
Pricing your home correctly using current market data is critical. Your listing will feature high-quality photography, virtual tours, and 3D walkthroughs to make a strong impression online. Marketing spans multiple channels including agent websites, popular portals, search engines, and social media. Real-time updates keep you informed throughout the process.
The process begins with understanding your goals and analyzing comparable properties to set the right price. Your agent will handle marketing, showings, negotiations, and paperwork. You’ll receive updates at every stage via innovative tools like Brivity, ensuring transparency and confidence.
Mortgage payoff amounts are often higher than monthly statements due to accrued interest. Selling costs typically run 7-9% of the sale price, including commissions and fees. Buying costs add 1.5-3% of the purchase price. HOA initiation fees vary and can surprise buyers. Moving and furniture costs are often underestimated. Capital gains taxes may apply if your profit exceeds federal exclusions. Planning with your agent and CPA helps avoid surprises.
Before going on market, you’ll receive best- and worst-case net proceeds estimates that account for all costs. When offers arrive, updated estimates specific to each offer help you negotiate confidently. This transparency prevents surprises and supports realistic pricing and expectations.

Sun City Summerlin requires new buyers to pay the NORA fee into the community’s reserve fund at close of escrow. It is not a recurring fee but can impact closing costs. Buyers should budget for this and confirm current amounts with their agent.
Like Sun City Summerlin, Siena requires a one-time payment into its reserve fund at purchase. This fee is typically lower than Sun City’s NORA but varies. Buyers should verify the exact amount with the community or their agent to avoid surprises.
Not all Summerlin neighborhoods are age-restricted. Regular neighborhoods have mixed demographics, diverse home designs, and fewer community amenities tailored to seniors. If you want Summerlin’s location and amenities but prefer no age limits, your agent can help identify suitable areas.
Local Market
MLS data for zip code 89134 shows active listings steady around 115-119 over two months. While the broader Las Vegas market has seen year-over-year inventory increases, Sun City Summerlin’s supply remains stable, reflecting its unique market dynamics.
Data shows that well-priced homes receive solid, non-contingent offers in a median of 22 days. Homes priced too high may take longer, with uncertain offers and extended market time. Pricing strategy is key to a timely sale.
If you wait for rates to fall, many others will too, increasing competition and potentially driving prices up. If your payment is affordable now and the right home is available, it’s better to move forward. Refinancing later is an option if rates decline.
Financing
A smaller home might have a higher mortgage payment if you finance at current rates, which are often higher than older loans. Property taxes and insurance also vary by home. It’s important to calculate total monthly housing costs, not just compare sizes.
A paid-off home means no principal and interest, but you still pay taxes, insurance, and upkeep. Buying a new home may require financing part of the purchase or using cash, which has opportunity costs. Evaluating your comfort zone for monthly costs helps decide if taking on a payment makes sense.
You define your comfort number (payment you can pay without stress) and stretch number (maximum you could handle). Add mortgage, taxes, insurance, HOA dues, and maintenance for the new home, then see if it fits within your zone. This helps avoid surprises and keeps finances manageable.
Clark County calculates taxable value based on land and improvements, not purchase price. Owner-occupied homes get a 3% annual increase cap, while others can increase up to 8%. New homes start without a cap the first fiscal year, so taxes may be higher initially. Verify tax cap status for each property.
